This guide covers work to control ground moisture and humidity in a crawlspace. Depending on the site, the scope can include cleaning, ground preparation, a sealed vapour barrier, drainage correction, insulation details, and humidity-control equipment.
What changes the price
- Crawlspace area, headroom, entry access, and the ability to move materials safely.
- Standing water, drainage failures, debris, or damaged organic materials requiring separate work.
- Ground preparation, vapour-barrier specification, sealing details, and insulation interfaces.
- Need for a sump, drainage, dehumidification, ventilation changes, or electrical work.
- Repairs to access hatches, floors, exterior grading, or finishes disturbed by the scope.
What a quote should itemize
- The crawlspace areas included, preparation and cleanup required before the liner is installed.
- Vapour-barrier material, seam sealing, wall attachment, and treatment around piers or penetrations.
- Drainage, sump, humidity-control, insulation, and electrical items included or excluded.
- Access and safety requirements, plus removal of debris or unsuitable materials.
- Maintenance expectations and the conditions the completed system is intended to control.
Red flags in a quote
- The quote calls the work encapsulation but only lists loose ground plastic.
- Standing water or drainage issues are ignored before a liner is proposed.
- The proposal does not state how seams, edges, piers, and penetrations will be sealed.
- Humidity-control equipment is included without an installation, discharge, or electrical scope.
